Without prejudice to the Terms and Conditions set herein, the special policies pertaining to each property, as described in the listing, also apply.
GLENGE - HOLIDAY RENTALS, offers a range of additional services to guests, such as private transfers, cleaning and laundry services and tickets to various tourist attractions.
All additional services are available on request and are subject to confirmation of availability.
GLENGE - HOLIDAY RENTALS, is not responsible for any services provided by external suppliers.
Booking Conditions
Reservations made will be subject to availability check and confirmation of payment. The amounts corresponding to reservation fees, security deposits, cleaning charges, cancellation charges or other applicable fees are the ones indicated in the listing at each given moment. All rentals require a security deposit to cover any possible damage to the property and/or the condominium. The security deposit shall be refunded if no damage is caused to the property during the stay. All prices include VAT at the legal rate in force.
If there is no damage to the property during the stay, the amount of the deposit will be canceled after check-out, up to 7 days after check-out.
The reservation will be held subject to cancellation if it is not possible to make an authorization hold on the amount. Make sure your credit card is valid and has sufficient funds. If authorization is not possible, you will have 12 hours to try another payment method.
All prices include VAT at the legal rate in force.
Payment Options
Reservations can be paid for by credit cards American Express, Visa or MasterCard.
Pre-check-in
After completing the booking, the guest will receive an email and/or SMS from GLENGE - HOLIDAY RENTALS with detailed information about the accommodation.
Guests will have to fill in an Accommodation Bulletin, which is of the utmost importance for the preparation of the stay.
Guests must indicate the exact number of people on the Accommodation Form. The number of guests specified on the reservation cannot exceed the number of guests present in the accommodation. If the number of guests exceeds the limit, GLENGE - HOLIDAY RENTALS reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid.
GLENGE - HOLIDAY RENTALS cannot assume any responsibility for incorrect or non-completion of the Accommodation Bulletin.
Any attempt to alter and/or violate the original information will invalidate the Accommodation Form and will be subject to cancellation of the reservation.
Cancellation conditions
After the booking has been confirmed, the following fees will apply in the event of cancellation:
a) The guest can cancel free of charge up to 30 days before arrival.
b) The guest will be charged the full price of the reservation if they cancel within 30 days prior to arrival.
If an overbooking situation occurs (that is,, simultaneous reservations in the same accommodation) in the accommodation reserved by the guest, the guest expressly acknowledges and accepts that GLENGE - HOLIDAY RENTALS, reallocates the reservation in a accommodation of the same category (in any case, ensuring that the quality of the Accommodation provided is not inferior to the accommodation booked by the Customer), without additional costs for the Guest, and without, for that reason, being entitled to any compensation from GLENGE - HOLIDAY RENTALS.
Stay Conditions
The reservation holder must be at least 18 years old and must stay in the booked property for the entire rental period. Underaged guests can only stay in the property if accompanied by an adult who is the reservation holder. The reservation holder must provide valid address, contact telephone number, and email address. The number of occupants can never exceed the number of people legally allowed and/or listed for the property, otherwise GLENGE – HOLIDAY RENTALS, reserves the right to demand that guests immediately leave the property, and no compensation or refund shall be due. No pets (of any breed, size or age) are allowed. If any animals are found inside the property, GLENGE – HOLIDAY RENTALS, reserves the right to demand that guests immediately leave the property, and no compensation or refund shall be due. Smoking is not allowed inside the accommodation. Under the terms of paragraph a), no. 1 of article 45 of the Schengen Implementing Agreement, hosting foreign citizens must be reported to SEF [Foreigners and Borders Service]. ‘Foreign citizens’ means all persons who do not have Portuguese nationality. For the purposes of the previous paragraph, all foreign nationals must provide their full identifying information by the check-in date, at the latest, by filling a specific form. The guests must notify GLENGE – HOLIDAY RENTALS, of any damage to the property, furniture, appliances, or accessories occurring during their stay, even though the guests think that the damage was caused by regular use and is not their fault. Failure to notify such damage to GLENGE – HOLIDAY RENTALS, may render the guest liable for it. The guests agree to pay the cost of any damages to the property or its furnishings or appliances, and as of now authorise GLENGE – HOLIDAY RENTALS, to charge such amounts to their credit or debit card provided for the reservation.
Check-in and Check-out
When checking-in, identifying documents might be requested of the person responsible for the reservation, as well as of all the foreign guests, for the purpose of confirming all the information provided. Except when agreed otherwise, check-in and check-out must take place during the periods indicated in the listing. Any changes to the check-in and check-out dates and times will have to be confirmed by GLENGE – HOLIDAY RENTALS. Unless otherwise agreed, occupancy of the accommodation on the check-in date will take place between 3pm and 8pm.Self check -in will be available. The Self check-in depends on the prior full Accommodation Bulletin fill by the guests.
After 8 pm and until midnight, late check-in has an additional cost of 30€ for arrival. After midnight, late check-in has an additional cost of 60€.
Check-out is by 11:00 am, and all guests must leave the accommodation by that time. Guests are kindly requested to inform the desired check-out time so that, GLENGE – HOLIDAY RENTALS, a team member can be present.
If a GLENGE – HOLIDAY RENTALS, member is not able to show up at checkout time, the guest can leave the keys at the main table inside the accommodation and close the door. The guest should NOT leave the keys in the door lock.
For late check-out, an amount will be charged corresponding to 50% of the daily rate applicable to the check-out day. If the guest refuses to leave, GLENGE – HOLIDAY RENTALS, reserves the right to enter the property, remove the guest’s belongings, change the locks, and take other measures as deemed necessary, all associated costs to be paid by the guest. GLENGE – HOLIDAY RENTALS, shall not be responsible for any item left inside the property after the guest has left. Any personal items found in the property can be returned upon request. The guest shall be fully responsible for all expenses related with the returning of their belongings.
Cleaning,Bedlinen and Towels
The property will be cleaned before the arrival of the guests. Basic service package includes a set of towels, bedlinen, and some toiletries for each reservation. Additional cleaning services and products, including change of bedlinen and towels, are available at an additional cost. The guests must keep the property as tidy and clean as possible, and must leave it at the check-out in the best possible cleaning conditions, so that GLENGE – HOLIDAY RENTALS, may host the next guests. The guests must not leave their trash inside the property, outside the door or next to the entrance of the building (if applicable) and must dispose of it in the garbage bins placed in the street for that purpose.
Equipment, furniture and accommodation items
If an appliance does not work, or if guests are unsure about how to use any of the equipment in the accommodation, the guest should contact GLENGE - HOLIDAY RENTALS.
Changes to the hosting or its content are not permitted.
All items found in the property belong to the owner and must not be moved or removed from the property during your stay.
Maintenance
Any problem inside the property, such as gas or water supply problems, or any broken household equipment must be immediately reported to GLENGE – HOLIDAY RENTALS.The problem may take on average up to 24 hours to be solved, depending on how complex it is and whether third party services will have to be involved. GLENGE – HOLIDAY RENTALS, reserves the right to access the property at any moment, always respecting the guest’s privacy, whenever necessary to check or repair something or in emergency situations.
Keys
When checking-in, the guest is provided with a set of keys, which must be returned when checking-out. In case of lost keys or lock-outs, additional amounts will be charged as follows: Lost Keys - € 200.
Addicional Services
Any additional services, such as extra beds, cribs or cleaning services, must be requested in advance and are subject to an extra charge.
Noise, Illegal Activities, Safety
As provided by the law in force, the night rest period is between 22:00 and 8:00, and therefore the guests must refrain from making noise. The guests must not disturb their neighbours, particularly by opening or closing the door of the property or the door of the building where the property is located (if applicable). No reservations will be accepted for illegal or immoral activities. The guests will be responsible for their own safety during their stay. GLENGE – HOLIDAY RENTALS, liability is legally limited to their properties during the on going reservations. GLENGE – HOLIDAY RENTALS,shall not be liable for any happenings/events taking place outside the limits of the property. The guest as of now accepts that minor changes can be made to the property which are not documented in the promotional photos, whenever those changes do not compromise the general condition of the property or its amenities. The guest will be solely responsible for ensuring that the property booked meets their intended purpose, namely by checking the accommodation conditions, the photos, the surrounding neighbourhood and the services provided. GLENGE – HOLIDAY RENTALS, shall not be liable for any damages directly or indirectly caused that may occur during the guests stay in the property, such as (but not limited to): personal injury, burglary, theft or criminal behaviour, losses due to fire or misconduct, etc.. The same applies to any failure in the gas, power or water supply, or failures in the provision of telephone or internet connection services.
GLENGE – HOLIDAY RENTALS, is not responsible for potential delays, accidents, losses or changes to schedules or rates that are related to the services of our suppliers.
In the event that guests do not comply with these terms and conditions, or in the event of bad behavior on the part of guests, GLENGE – HOLIDAY RENTALS reserves the right to require them to leave the accommodation without any compensation or refund of fees paid.
General Law and Unforeseeable
This agreement is signed between the guests and GLENGE – HOLIDAY RENTALS, which is duly empowered to make the property available. This agreement grants the guests permission to occupy the property for the period and under the terms agreed. The guests are not tenants in the property and do not own it. In the rare event of a booked property becoming unavailable due to damages for which GLENGE – HOLIDAY RENTALS, cannot be held responsible, namely water or gas leaks, GLENGE – HOLIDAY RENTALS, shall not be liable for the inconvenience caused but will still take all necessary measures to have the guest moved to a similar property.
Amendments and Jurisdiction
GLENGE – HOLIDAY RENTALS, reserves the right to amend their terms and conditions as necessary, at any moment. These terms and conditions are ruled by the Portuguese Law. The Portuguese Courts of Law will be solely competent to rule in case of lawsuits filed in association with any reservations.
